Location, location, location is the mantra of Real Estate Agents and it is a good one. The one thing you will not be able to change about your new house is the location of it. Therefore think well about what your needs are.  The Costa Del Sol, Costa Blanca, the Balearic Islands, Andalucia, Valencia? Madrid or Granada? There are many options and only you will know the correct one for you but weigh up all factors before making your choice.

The property market in Spain has been heavily influenced by foreign investors either wishing to buy an investment property or wanting to buy property for themselves to live it. It is an extremely popular holiday destination in part due to the wonderful weather it enjoys but part also due to the laid back relaxed lifestyle which the Spanish and the overseas residents live. 

The property buying process here is fairly straightforward for overseas investors.  You simply need an NIE number, which uniquely identifies you as a Foreigner in Spain. You can apply for this in person at a Police station or you may decide it is easier to ask a Legal Representative to do this for you. Either way, the process is not hard. Any of our Real Estate Agents will be only too happy to advise you on this matter and suggest a Legal Representative if you decide to go this route. 


Many prospective buyers are unsure of whether they need to apply for the mortgage, if required, in Spain. Well, there is no reason that you could not take a mortgage out in your home country to buy a property in Spain. 

One other important fact for buyers to take note of is that the sale price quoted does not include any taxes payable at the time of purchase. These can vary and you are advised to ask a fully qualified Legal Representative versed in Spanish property Law on how much this would cost. Be sure to have this money available when you buy.

Living in a foreign country is not for all so you would be well advised to try living in Spain for some time before you buy a place. Renting a place is the best idea. Perhaps for 6 months so that you really get an idea of what it will be like to live there.

Language is another consideration. You really should give careful thought to learning to speak Spanish. This will allow you to make friends and transact daily business more easily. On the coastal areas, many cafes and restaurants waiters and waitresses do speak some English but you should not expect this inland or in Banks even.   If you intend to make Spain your retirement home think about tax implications and take advice from an expert.

One other thing foreigners often do not realise is that if you own property in Spain - you will need a Spanish Will. You Real Estate Agent will be able to suggest a local Abogado or Lawyer.
